There are currently four redevelopment project areas in Fullerton.

Redevelopment Project Area 1 (Orangefair Redevelopment Area)

This project area was created for the purpose of breathing new life into the area surrounding the intersection of Harbor Blvd. and Orangethorpe Avenue.

Today, the area is a vibrant, desirable, regional shopping district with two major power centers that rank in the top 25 shopping centers in Orange County based on retail sales. Among the major retailers are Costco, AMC Theatres with its 20 screens, Circuit City, Payless Shoes, Office Depot, and a wide assortment of restaurants. Target is coming soon, and efforts to attract new commercial uses are continuing.



Redevelopment Project Area 2 (Central Fullerton Redevelopment Area)

This project area was created to reenergize the central part of Fullerton, particularly the downtown.

In recent years, more than seventy historic commercial buildings have been structurally and aesthetically improved with the help of the Redevelopment Agency, stimulating more than $15 million in private investment followed by a surge in new retail tenants. In the downtown, there are currently more than 30 restaurants/pubs, more than 350,000 square feet of retail space, and more than 275,000 square feet of office space. Adding to the vitality of the downtown is the Fullerton Transportation Center, which serves 350,000 train passengers per year. This multi-million-dollar, award-winning facility accommodates both Metrolink and Amtrak trains, as well as freight trains. The 100-year-old train depot has been completely restored and has been placed on the National Register of Historic Places. The Transportation Center is serviced by more than 600 "free" public parking spaces.

Major downtown redevelopment projects underway include the Police Department expansion from 37,000 to 60,000 square feet; and the planning of a 1-acre park and development of a .8-mile recreation trail from the Transportation Center to Independence Park. Recently approved are two high-density apartment complexes in the downtown, totaling 364 new dwelling units. These luxury apartments are anticipated to bring additional vitality to the downtown to support the many retail uses. Although not an active participant, the agency continues to encourage efforts to redevelop the Fox Theatre.

Redevelopment Project Area 3 (East Fullerton Redevelopment Area)

This project area was created for the purpose of providing a source of funding for public improvements to support the rapidly developing area around Cal State Fullerton.

Vista Park provides a major open space for the project area and the entire community, and hosts a restaurant ensuring a source of funds for ongoing maintenance. The Agency financed the development of the Cal State University Fullerton Sports Complex, which serves as a multiple-sport facility for the region. The Marriott Hotel project provides support for University activities, as well as a source of revenue to repay the Agency's Sports Complex costs.

Redevelopment Project Area 4

Project Area 4 was created in 1991 to provide assistance for commercial development in six different areas. Most of these areas were concentrated around existing auto dealerships. The other areas were considered to be good development sites for auto dealerships or other sales tax-generating businesses.

Redevelopment activities are very limited in this project area because the Redevelopment Agency is barred from collecting tax increment revenues to finance projects.
