West Coyote Hills Specific Plan
Brief Description: Developer Pacific Coast Homes proposes to build a maximum of 760 residential units (579 detached single family and 181 attached single family units) in an approximate 180-acre portion of the area. Other components of the Specific Plan include a neighborhood commercial center and open space and recreational uses, including the Bob Ward Nature Preserve. The project area is located generally between Rosecrans Avenue and the northern city limits and eastern edge of the Hawks Pointe development (off Beach Blvd.) and Euclid Avenue.
Current Status: The City has prepared a new section to the Revised Draft Environmental Impact Report (DEIR) analyzing potential greenhouse gas emissions from the proposed West Coyote Hills project. This new Section 4.14 of the DEIR is available for public review and comment October 15, 2009 - November 30, 2009. This new section has been added to address the potential effect of the project on global climate change, and was prepared in response to public comments on prior draft EIRs. On July 8, 2009, the City conducted a community information meeting and then followed up with public meetings before the Parks and Recreation Commission, Energy and Resource Management Committee and Transportation and Circulation Commission. Recommendations from each Commission/Committee will be transmitted to the Planning Commission and City Council. Minutes of each meeting will be posted on this website when completed.
