November 9, 2004 Community Issues

  1. How will traffic be directed away from the residential portion of Sunnycrest (south of Valencia Mesa)?
  2. The parking for the apartments (under the retail area) is not enough as proposed.
  3. Is one point of access to the apartment parking adequate?
  4. Will Laguna Road be widened or parking prohibited? It is already congested.
  5. This concept is too large for this area – over developed. Roads can not accommodate the additional traffic.
  6. How is the distribution of traffic going to be handled – cut thru traffic already is occurring thru the residential neighborhoods who want to avoid Harbor and Bastanchury Rd.
  7. The amount of traffic on Valencia Mesa has already increased substantially due to the recently completed medical office building. The proposed project will substantially increase the traffic beyond what currently is occurring.
  8. The project is not in keeping with the character within the residential area around it.
  9. Will there be adequate utilities (sewer, water, etc.) available to serve the project?
  10. Are the apartments for St Jude employees?
  11. The apartment component is too dense.
  12. Did the developer intend to build this project when they bought the project?
  13. Did they conduct market research to determine a demand for apartments? Is it intended that there will be children in the units? If so, where will they go to school? Laguna Road school is already impacted.
  14. What will happen to the current businesses who occupy the current commercial center? What type of businesses will be targeted to locate into the new development?
  15. The boundary of the notification should be expanded to include residences north of Bastanchury Rd.
  16. The existing streets can not handle the current traffic volumes – how can the City even consider this project?
  17. The improvements being proposed will not adequately address the traffic forecasted.
  18. Have the storm drains been analyzed?
  19. The traffic study should discuss the impacts or lack of impacts to the residential streets south of Valencia Mesa.
  20. Having “overflow” parking in the parking structure may allow overnight parking by non-tenants, encourage inappropriate activities that might not have adequate oversight.
  21. The design encourages the traffic to travel south. What would happen if some of the streets were cul-de-saced? Most people will find the local streets as their path of travel since they are less congested than the arterials like Bastanchury Rd. once they have learned their way around.
  22. Has a second access to Bastanchury Rd. been considered in order to encourage the traffic to travel north?
  23. Will the path of travel for school children who traverse thru the project be impacted – will it be safe?
  24. If there is not adequate parking for the apartments then will the overflow parking fill up the parking structure which will make parking for the food court on the third or fourth level of the parking structure.
  25. The perception of the traffic problem is different for the residents than others. Making the traffic tolerable is not enough, the traffic is already unbearable.
  26. We don’t want any more high density residential projects.
  27. Current apartment dwellers should be notified.
  28. How much more traffic will be generated than the existing shopping center (compared to the 50% increase from the “optimal” commercial use)?
  29. Has all the St Jude projects been taken into account – including the new 4 story medical office building?
  30. How much development could occur under the current zoning of C-2?
  31. What will the apartments be like in 30 years? (property maintenance concerns over the long haul).
